      Thermal Renovation of Residential Buildings in Erlangen

      Initiated by GEWOBAU Erlangen, the largest serial renovation project in Germany began in 2022. The goal is to bring around 75% of the existing buildings from the 1950s and 1960s in Erlangen South up to the latest technological standards by 2026.

      The focus is on energy-efficient renovations using prefabricated façade and roof elements based on the Energiesprong principle, connection to the district heating network, and the installation of photovoltaic systems. These measures reduce energy consumption from over 200 kWh/m² to under 50 kWh/m² per year.

      As part of densification, an additional 176 residential units will be created through vertical extensions in the Erlangen-South district, in addition to the existing 463 apartments.

      The first construction phase included approx. 8,200 m² of prefabricated façade elements, while the second phase involved approx. 3,750 m² of prefabricated exterior walls and 760 m² of interior walls for one- to two-story extensions. Construction phases three and four are planned for 2025 and 2026.

      Factory-prefabricated, insulated façade and exterior wall elements are used, meeting building physics and fire protection requirements. The lightweight timber frame walls (stud construction) feature a high degree of prefabrication. The 2D elements are fully equipped with ventilated façades made of rough-sawn spruce cladding, 1,030 windows from Strussnig GmbH including window sills, roller shutter boxes, and finished reveals. Production is carried out by Holzbau HOFER – a company of the HASSLACHER group – to the full satisfaction of the client.

      For implementation, 270 m³ of solid structural timber were produced at the HASSLACHER PREDING plant, 210 m³ of glulam timber at NORITEC Sachsenburg, 265 m³ of rough-sawn timber with pre-greyed surface, and 60 m³ of planed battens.
