      Sustainable retail architecture in timber construction

      In Berne near Bremen, a new timber retail building has opened that sets new standards for CO₂-efficient timber building in the commercial sector. Developed by RATISBONA Handelsimmobilien, a leading developer of timber construction projects in Germany, the building is designed using resource-efficient timber frame construction – with a clear focus on CO₂ reduction, energy efficiency, and circular building principles.

      Efficient use of space and safe logistics

      The new commercial timber frame project is being implemented on a plot of approximately 10,000 m². The building covers 1,000 m², with around 800 m² dedicated to retail space. A well-thought-out logistics concept with a separate truck access route ensures a clear separation between delivery and customer traffic, enhancing safety on site.

      Energy efficiency and climate protection in focus

      The building complies with the BEG 40 standard and is equipped with a photovoltaic system, a heat pump, and insulation made from recycled paper. These measures contribute to CO₂ savings during both the construction and operational phases. The exterior façade is finished with a high-quality, breathable plaster, and the PV system will supply most of the store’s electricity needs – making it an energy-efficient commercial building.

      Ecological landscaping and sustainable mobility

      The outdoor areas follow an eco-effective concept: pollinator wildflower meadows, perennials, and green parking zones promote biodiversity and improve the microclimate. Customers benefit from 70 parking spaces, including electric vehicle charging stations, supporting low-emission mobility. The project serves as a reference model for commercial timber construction, where ecological responsibility, mobility, and economic efficiency are seamlessly aligned.

      HASSLACHER group supplies structural glulam components for the roof

      The HASSLACHER group contributes its extensive expertise in glulam hall construction and delivers custom-made glulam beams in visible-grade spruce GL28c with a 60 mm camber from its site in Kleinheubach. The GL28c strength class offers a characteristic bending strength of 28 N/mm² and is ideal for timber structures that must meet high technical demands while also delivering architectural quality.
      The camber – a deliberate upward curvature – is integrated during production to compensate for expected deflection under load. A beam with 60 mm camber appears slightly arched when unloaded and forms a nearly straight line under load. The result: a structurally optimized roof surface with clean lines – ideal for supermarket in timber construction.

      Resource-efficient timber use and regional partnerships

      Approximately 60 m³ of glulam were used – a strong statement for sustainable timber construction in Germany. Delivery was coordinated with Albert Leymann GmbH & Co. KG and Schorling-Holz GmbH & Co. KG, who were responsible for the timber structure. The project demonstrates how modern architecture in the retail sector can be economically and energy-efficiently implemented in timber – a best-practice example for commercial timber construction in Bremen and Lower Saxony.
