      Paradise SE11 - 6-storey office building

      In 2018, Bywater Properties acquired the former Costa Roastery site in Vauxhall, South London, with the vision of creating a sustainable office development that prioritizes operational efficiency and the well-being of its occupants. The project aimed to deliver a new 6-storey office building designed to CAT A standard. This standard aims to contribute to the decarbonization of the construction industry and to document this accordingly. This project transformed a neglected site into 63,250 sq² of workspace, achieving BREEAM Excellent and WELL Gold ratings. Completed in March 2025, the project was already recognized with the ""Working"" category award at the New London Awards 2020. Further recognition followed, including the WAFX Climate, Energy and Carbon Award in 2021, as well as finalist positions at both the Sustainable Planning Award of the Building London Planning Awards and the Offsite Timber Award in 2025.

      The integration of the building with its surroundings is noteworthy. The proximity to the green space of the ""Old Paradise Gardens"", a railway line, and local apartment blocks enhances the building's sense of location, creating a feeling of being part of the community.

      HASSLACHER group contributed 250 m³ of glued laminated timber from the Kleinheubach site (HASSLACHER Holzbauteile). The glued laminated timber structure is a key element of the building's architectural and structural engineering design, characterized by a distinctive truss typology and designed with a strong focus on resource efficiency. Due to the complex geometry and the intricate connection nodes, highly precise CNC fabrication with minimal tolerances is essential to guarantee seamless assembly of the truss elements on site. Deliveries to central London were meticulously timed to ensure "just-in-time" delivery. HASSLACHER group successfully met the client's expectations, demonstrating excellence in timber construction.
